New Report on the Financial Case for High Performance Buildings -- Why It Matters

The decision to occupy a high-performance building can increase a tenant’s profits by millions during the course of a standard 10-year lease, according to a new report “The Financial Case for High-Performance Buildings” from real estate advisory firm stock. This profit comes from increased retention, more productivity, and reduced absenteeism.

Supported by hundreds of research studies from leading experts, the paper aims to help owner-occupants and tenants track and quantify the benefits of investing in High-Performance Building (HPB) workplaces. As defined by the report, high-performance buildings are those that are designed to improve the occupant experience and improve health and wellness.

These buildings have design elements to optimize thermal comfort, light, air quality, acoustics, and views of nature or natural materials. For example, View Dynamic Glass, a new generation of smart windows let in natural light and views and enhances mental and physical wellbeing by significantly reducing headaches, eyestrain and drowsiness.

Traditionally, the business case for HPBs depended on energy savings and increased asset value as the most appealing incentives. But a much more important avenue of value creation that HPBs deliver is rarely discussed: HPBs benefit the people who occupy them, which in turn can greatly boost company profit.

Why? Because people are a company’s greatest asset. A HPB workplace that enhances their performance and experience can produce a significant positive impact on the business's bottom line. With employees spending nearly 2,000 hours per year at the office, a workplace that fosters productivity, happiness, and wellness is paramount.

Companies have realized that to attract and retain top talent, a workplace aligned with boosting occupant wellness is required and in turn, produces significant positive impacts on a company’s bottom line.

It should be noted that while employee experience is key, the benefits of HPBs extend to materials and resources as well. Real estate is by far the dominant financial asset class globally, worth nearly 3 times the world’s GDP. At the same time, buildings account for over 40% of U.S. and E.U. energy consumption, use nearly 14% of all potable water, and create over 500 million tons of construction and demolition debris in the U.S. alone. Beyond these financial and environmental impacts, humans spend 90% of their lives indoors.

Key Findings

So how can we quantify the benefits of these human-centric HPB design strategies? In the paper, stok applies financial impact calculations to findings from over 60 robust research studies on the effect of HPBs in three key occupant impact areas: Productivity, Retention, and Wellness. In short, stock's sensitivity analysis found that a conservative estimate of 3% enhancement in productivity, 5% increase in retention, and 30% reduction in absenteeism can be realized in an HPB.

Given this, in a 150,000 square foot HPB when enhanced productivity, increased retention, and improved health are accounted for, the occupier of this space is likely to see a benefit of $3,395/employee, or $18.56/square foot annually in bottom line profit compared to conventional buildings. At a conservative $20/square foot cost premium, a company occupying an HPB can realize a Net Present Value of $17M in profit over 10 years due to improved occupant performance and experience alone.

That is clear, quantified, and impactful value that must be accounted for in the delivery of HPBs and spaces. The question is no longer “How much do HPBs cost?”; now it is “How much can my company benefit by working in an HPB?”

The findings provide concrete evidence for prioritizing design strategies that optimize the indoor environment for enhanced occupant performance and experience. The resulting financial metrics allow owner-occupants and tenants to easily make the business case for High-Performance Buildings.

Andy will lead View’s overall Aviation strategy as VP, Aviation, backed up by Kristi as Strategy Director. Both are formerly with Quantum Secure, part of HID Global, where they led the aviation strategy to define and evangelize an identity based security solution category for airports.

Their arrival comes at a time when a large and growing list of leading airports are rapidly adopting dynamic glass and setting a new standard in delightful passenger environments.

In June, Dallas Fort Worth International Airport (DFW) announced they would install up to 500,000 square feet of smart windows in DFW’s passenger terminals. This came after a study at DFW’s Gate A28 and a nearby restaurant showed that View Dynamic Glass significantly improved passenger comfort over conventional glass, resulting in an 83 percent increase in passenger dwell time at preferred gate seating and a 102 percent increase in concession sales.

View has installed dynamic glass at several airports including Boston Logan International Airport (BOS), Charlotte-Douglas International Airport (CLT), San Francisco International Airport (SFO), and Seattle-Tacoma International Airport (SEA).

Independent Bank Celebrates Topping-Off of New Headquarters in McKinney Texas

Independent Bank Group is about to celebrate the topping-off of its new 165,000-square-foot corporate headquarters in McKinney, Texas. The building is located on a 10.4-acre site within the McKinney Corporate Center Craig Ranch and is slated for completion in February of 2019. The Class A office building will be a standout amid the rapidly growing Sam Rayburn Toll Road corridor of McKinney.

“The design of our new headquarters building embodies the culture of Independent Bank, our purpose-driven approach, and continued commitment to community.” said David R. Brooks, CEO, Independent Bank. Once complete, approximately 400 employees are expected to occupy the new headquarters.

The new headquarters will be enclosed with View Dynamic Glass, providing occupants with unobstructed views and access to optimized natural daylight –with no blinds required. The availability of abundant natural light will empower bank employees to be more productive and create a healthier environment. Studies have shown employees in buildings with View Dynamic Glass report less (51%) incidences of eyestrain, a 63 percent drop in headaches and a 56 percent reduction in drowsiness, all of which can adversely impact productivity.

The core team on this project are developer KDC, commercial real estate firm Avison Young, design firm SmithGroupJJR and general contractor Rogers-O’Brien. According to SmithGroupJJR’s lead designer, Tom Philippi, “The design for the new headquarters strives to make a deep connection with the community, its stakeholders, employees and surroundings.

Life @ View - Summer Interns Contribute to Future of Dynamic Glass

With summer coming to an end, and back-to-school approaching, the View team would like to thank all our interns for their hard work, fresh thinking, and dedication over the past few weeks. We had the pleasure of working with a talented group of individuals who contributed to both the present-day and next generation of innovation from View.

The interns gained real world work experience by being assigned a project with support from their manager and mentors. They were encouraged to challenge the status quo and put forward new ideas - all while learning and living our corporate culture and mission of creating delightful human environments.

Irfan Sattar, who is attending Ohlone College, and Nikhil Trivedi, a mechanical engineering major from Santa Clara University worked on next generation user experience for the View control network which allows for customized and flexible grouping of individual windows, groups of windows, or even an entire façade.

Intern Showcase: Naveen Mirapuri, Engineering Intern

“The part of the internship that I found most unique and helpful was its fast-paced onboarding process!” said Nikhil Trivedi. “There was no sugar coating to what you were brought on to help with and I believe this challenged me to be at my best from the very start! I am hoping to learn and absorb as much information from management and other employees to steer me in the right direction for my future.”

“Working at View certainly pushed me out of my comfort zone and allowed me to gain invaluable training and skills that I would never learn in the classroom,” said Irfan Sattar. “I am extremely grateful that I was given the opportunity to mentored by the industry experts.”

Intern Showcase: Anna Chow, Engineering Intern

Ripley Lyster, an engineering intern from Carnegie Mellon, worked on API integration that will streamline hardware testing and improve scalability. He said, “I’ve enjoyed working at View because the company is so driven. Everyone in the company is willing to do anything for the greater good of their customer. It’s a very inspiring environment that motivated me to work and contribute to the continued success at View Dynamic Glass.”

Martial Mendenhall, an intern from Sierra College has spent most of the last few weeks on the road visiting customers with View’s Field Service Engineering (FSE) team. “To see a hot bright building go to a cool comfortable and relaxing place to be, without furniture or light fixtures or even AC is mind-blowing! Every time I work with View Dynamic Glass I feel like I find out something new that it can do or notice something interesting that I never noticed before!” said Mendenhall.

Intern Showcase: Nikhil Trivedi, Engineering Intern

In other projects, Nikhil Parmar from University of Illinois at Urbana Campaign and Suraj Shah from Ohlone College, joined the New Product Initiatives team to develop tools to ensure smart windows are functioning optimally and measure progress of installations.

Alex Sikand, a computer science major from Boston University worked on building energy and cost analysis too to enable sustainable design solutions.

And to keep all the interns and their projects on task, Naveen Mirapuri, an engineering intern from The Harker School, developed a workflow tool for interns to communicate with mentors and track both progress and roadblocks. He said, “Interning at View Dynamic Glass pushed me out of my comfort zone and allowed me to learn invaluable skills that I did not learn in the classroom and will now take with me for the rest of my career. I was given exciting tasks and responsibilities that immediately integrated me as a part of the engineering team.”

The internship program plays a big role in View’s learning orientated culture. We believe change is constant and we’re always looking for new ways to innovate and lead.

This year’s program hosted 28 interns across our Milpitas, CA, Washington D.C. and Olive Branch, MS locations. Schools represented included Carnegie Mellon University, The Harker School, Santa Clara University, Boston University, San Jose State University, Ohlone College, University of Illinois, Sacred Heart Atherton (HS), Irvington High School, Sierra College, Drake University, University of San Francisco, Georgetown University, Musician Institute, University of Mississippi, University of Memphis, Kansas State University, Auburn University, University of California, Irvine and Brigham Young University.
